Representatives from a group of lifestyle villages will sit down with Mayor Stuart Crosby tomorrow over what they say are constant rates hikes.
Residents from Havenbrook Village and Orange Grove Village, Bridgewater Village and Harbour View Park will meet with the Mayor at 11am to discuss why they are facing rate increases when they feel they are paying for their own amenities.
Havenbrook Village is hosting a rates meeting from 11am tomorrow.
Havenbrook resident Bernice Hartwell believes her rates are unfairly high because the village's amenities including roading, footpaths and maintenance are all paid to a body corporate rather than to the council.
'I've been here four years from new and every year the rates here go up and up and up,” says Denise.
'I think they were around about $1400, now less than $50 of $2000, which for a two bedroom with virtually no land, just a patio with no lawn - it's absolutely absurd.”
In the Havenbrook Village the lots are small in size ranging between 280 and 320sqm.
Denise says they are after justification from council on how they warrant the ability to charge excessive rates when they do not actually supply any extra amenities or even 'lift a finger”.
'We want justification for what we pay compared to what other people pay on a block of land with a big home on it.
'We will try and get the mayor to justify why we are rated the way we are when they don't do anything. We think we are rated highly.”
Tauranga City Mayor Stuart Crosby says he and council's rating expert Jim Taylor will be attending the meeting in what is a good chance to ensure everyone is one the same page.
'Really in the first instance it's to listen, and then secondly to give an overview with how the rating system works and it's a very complex system with many elements to it,” says Stuart.
The meeting will also be used to discuss the rates rebate scheme, which many residents at Havenbrook are entitled to.
In doing so technicalities of the councils rating system will be outlined along with governmental rating powers which restricts councils flexibility to charge rates, says Stuart.

Increasing rates is normal in Tauranga and probably elsewhere. The chance of electing talented councillors this election is pretty slim. Ratepayers don't just pay for roads, but parks, libraries and more libraries, sports, arts, "loans" to Baypark and getting into various business ventures and the list goes on.

i have an issue with twelve acre wood. private subdivision pay body corp fees and still pay high rates......... pity i cant get to the meeting.

Why did the Tauranga City council make the decision to spend millions of rate payers money on the eastern motorway the government was going to pay for and build???

Nobody likes paying rates or taxes, me included, but when you consider what we get for our money and then compare our living environment to that of the so called third world where they may not pay any land taxes and live in squalor, who gets the better deal? What do you want to give up? - clean safe drinking water - roads - rubbish disposal? Look at it this way, rates of $2000 per year equates to $5.47 each day. Would you choose to live in sqaulor for $5.47 a day. I know I wouldn't.

TCC will have a double dip wherever they can get away with it. I fully agree with these people as their body corporate fees pay for much of what council is also charging for. I hope tghey have a win, if not take TCC to court.

Well Jitter, who gets the body corporate fees? A retirement village is in effect a very large privately owned section with multiple dwellings on it. I think you'll find that the body corporate fees are for the upkeep of this large piece of privately owned land and are not paid to the council - so how does that make council double dipping? I have a friend who lives in a retirement village and thats what his 'body corporate' fees are for. I pay my rates and I expect everyone else to pay theirs too. Why should I pay them for you. Personally I would never ever move into a retirement complex as I think they are a ripoff.
