A call from a resident to return the Mount Maunganui i-Site to its former building on Salisbury Ave has been dismissed by Tauranga City Council, which is opting to lease the site to a bakery.
Rob Paterson yesterday told councillors he opposes the proposal to lease the building to Own Firm Ltd for the purposes of establishing a boutique cakery for a term of up to five years.

'The current Mount i-Site siting is on a limb, well away from core market with little no public exposure and is very hard to find by locals, let alone visitors,” says Rob.
The building has sat empty for more than two years after Tourism BOP decided to shift the former i-Site to the Beachside Holiday Park at the base of Mauao.
Rob also questions whether Tourism Bay of Plenty, which he understands operates i-Sites locally, was funded $800,000 from the region's councils for the work.
Tauranga Mayor Stuart Crosby says the new Mount ‘i-Site' is not an official i-Site and while TBOP did ask for the $800,000, it didn't get it.
'That was post-Rena, the council-controlled organisation for that is reporting to us tomorrow afternoon and the issue with the i-Site will be raised, as we will review TBOP in terms of delivery moving forward,” says Stuart.
Rob went onto ask if the five-year bakery lease for the former i-Site building has a right of renewal, how much is the rental; and if the bakery industry, with vermin associated and hours of operation, are suitable for the site, which he believes is primarily a residential area.
'This activity is not associated with Coronation Park, tourism, reserves or public relations – once council establishes a precedent for this sort of thing on reserves it may be like a creeping cancer.”
Rob also says parking demand near the building will become heavier with a bakery retail outlet with the bus-stop and public toilets in immediate vicinity.
'The proposal is not in character with the surrounds.”
Rob suggests as the council is yet to know the fate of the Phoenix Carpark, the i-Site building proposal should be left in abeyance 'because it could be involved in relocating Mount Mainstreet offices from the Phoenix site”.
'If that eventually comes about, then council should take steps to insist the Mount i-Site returns to Salisbury Ave and it could then operate an office in conjunction with Mount Mainstreet, as these activities are complementary.”
But councillors are mostly in support of the business chosen to lease the site from two others applicants, which applied to use the building.
TCC councillor Gail McIntosh sees the lease as a positive for a business firstly promoting itself as part of The Little Big Markets, to get a chance to utilise the old i-Site building.
'It's great for them.”
Deputy Mayor Kelvin Clout did ask council staff why the other two applicants weren't chosen to lease the site.
A council staff member replied that the other two applicants' proposals 'were very similar to the i-Site facility, selling tours and tourism, with a small component of food and beverages”.
'We felt the selection encourages people to stay in the reserve, as people would purchase products and enjoy the park.”
When Kelvin asked how much lease per year was offered for the site, the council staff member says applications varied form offering $120 per year up to $18,000 annually but wouldn't divulge what figure the winning applicant offered.
'Most offered targets in their applications rather than specific offers – and I can't disclose that figure.”
For this, councillors went into confidential with the chosen applicant, before moving to let the proposal go forward.
TCC councillor John Robson says it is quite an entrepreneurial endeavour taking on the building.
'I think it has a good synergy with the reserve – hopefully people will buy the products and use the reserve.”
TCC councillor Steve Morris cited 67 per cent of 220,000 cruise ship passengers use a physical walk-through i-Port to satisfy their needs for information.

A bakery next to public toilets and Cruise Ship tourists? This is the same mind-set that put a public bus marshalling yard next to the Art Gallery and in the City Centre. It's another smoke and mirrors. Clearly a tourist/transport related activity is the most logical fit for this site but this would be seen by TBOP as a risk to their 'clip the ticket' mentality. I am mindful that the TCC Staff recommendation was to demolish the building. PS. Cr Morris, we are trying to promote our region as being 'tourist friendly' 52 weeks a year, not just for the cruise ship market. Did no 'cultural focused' activity express an interest, the need is certainly there?

Proposal has nothing to do with Mounts Coronation Park Reserve. Simply put it does not meet the requirements of Section 54 1(d)of the Reserves Act 1977 in that the bakery business is not necessary to enable the public to obtain the benefit of the reserve or for the convenience of the persons using the reserve.It follows this leasing proposal is unlawful.What about the parking issues ??

not sure about the bakery but its much easier to direct tourists to the i - site at the bottom of the mountain as you can see the mount from everywhere and it means people walk through the main street or along the beach on the way there. the toilets and old info site would be best as something transport or tourist-related I agree but I dont think the TCC are up tp being creative perhaps we should ask the people who run the cargo shed or the little big markets or the night owl cinema they seem to be the locals doing the most to create life and entertainment in Tauranga these days

The curent isite serves the purpose and is located at the focal point for tourists.Cruise ship passengers can walk past all the inviting local shops to get there but most have sorted their tours on board ship. Good on council for supporting a private business that wont suck council funds.

I despair - with a new council I would have thought some fundamental logic would have clicked in but it seems yet again we have voted for the wrong lot, despite the CVs they so proudly put forward yet don't them selves believe a word of!

Wasn't the Council touting the merits of a Cultral Centre taking over the building a few months back. What happened to that idea or has it gone cold on that idea. The building should be to promote a Tourism type venture, not a business. There are already some empty shops not far away for that.

I can't believe the negativity of some folk especially when they don't know all the facts. The old i-site building was no longer wanted by Tourism BOP - it was losing patronage and was too small. TDC have a building where they could get an income from for the next 5 years until the current plan for Coronation Park expires. This lass has taken the initiative and offered to improve the building and create a "boutique cakery" (not a bakery!)Imagine a lovely day where users of the park can get a coffee and high class sweet treat whilst enjoying the park. An indoor outdoor area will no doubt be created. Cruise ship passengers can stop on the way back to their boats to have coffee and use free internet access. Summer evenings - why not drop down for a sweet treat for dessert. How perfect is that?

Cripes please leave the staff alone at the Beachside Holiday Park ! They inherited the Information centre and all the pressure that goes with it. The staff have great local knowledge and we have never had to wait to be served, if they don't know the answer to a question they google it and find the answer. We moved into the area a few years ago and walk around Mauao everyday, the staff have helped us find walkways around Tauranga information about regional parks to visit even helped us with finding an apartment to rent while we built our home. What more can you ask for ..a friendly face and great information so please give them a break !!
